Protesta vecinal contra construcción de 529 viviendas: «Un pelotazo urbanístico»

The residents of Ermita del Santo have called for a protest this Saturday, March 1st, at 12:00 pm in front of the local shopping center. The purpose of the demonstration is to express their opposition to the urban development plan recently approved by the Community of Madrid, which includes the construction of 529 new homes and the creation of more green areas. Residents believe that this project serves private interests rather than the well-being of the neighborhood.

A Controversial Urban Development Plan

The final plan was approved by the Government Council of the Community of Madrid a few weeks ago, following the modification of the General Urban Development Plan of Madrid. The transformation of the area has been supported by the Mayor of Madrid, José Luis Martínez-Almeida, who stated that with this development, «residents will gain facilities, public spaces, and housing» in an area that he described as «degraded.»

Community Rejection and Criticism of the Project

However, neighborhood associations have denounced that the project has been pushed forward «without the involvement of the citizens,» with no prior consultation or opportunity for participation. In a statement, they have criticized that the initiative exclusively benefits the socimi company that owns the shopping center, which will significantly increase the value of their investment. They also lament that the City Hall has not responded to the 1,000 allegations made by residents or informed about possible modifications to the plan.

Impact on the Neighborhood: Transportation, Green Areas, and Quality of Life

The opposition to this initiative is widespread among residents of the neighborhoods of Puerta del Ángel and Los Cármenes, who have announced that they will file a legal appeal once the final approval is published in the Official Gazette of the Community of Madrid (BOCM).

Neighborhood collectives have also questioned the municipality’s argument that the project serves the «general interest» due to the housing shortage. They argue that «the new homes will have unaffordable prices, while there are many empty apartments in the neighborhood dedicated to tourist rentals,» they point out.

Furthermore, they warn about the negative impact that the construction will have on the area, such as the overload of public services, transportation congestion, loss of established green areas, and an increase in air pollution.
